· Facility Operations & Maintenance: Conducting preventive and corrective maintenance for BMS, Fire Alarm, Access Control, CCTV and other Instrumentation systems. Scheduling preventive maintenance calendars and facility operators shift duties for all projects in AMC contract/O&M Contract and projects in DLP. Trouble shooting unknown system failures, keeping minimum qty of spares for ensuring successful system operations and for ensuring the system recovery in minimum. Coordinating with principles/vendors for new product information, spares, warranty period returns, repairs and other related issues. Implementing/recording maintenance ISO formats while conducting preventive/corrective maintenance and breakdown calls for MIS use. Deputing and coordinating with vendors/contractors for quick system recovery within required time. Ensuring end user’s satisfaction by providing timely services with the quality and within the budgets.
· Vendor/Contractor Management: Conducting vendor conference, collecting quotations from vendors / contractors and preparing comparison statements for vendor finalization; releasing contracts/work orders and purchase orders for ensuring seamless project execution. Coordinating with vendors and contractors works plans, execution and completion. Keeping track record through initiation(engineering) to completion(closure) of assigned works. Monitoring & controlling vendor work & progress daily, weekly and monthly, payment applications processing as per agreed contract terms for progressed works/activities. Assisting & reporting to immediate line manager & concerned stake holders.
· Commercial: Net Sales forecasting for all running projects, formalizing forecasts and achieving revenues from projects and service jobs. Motivating & driving teams for achieving projected revenue and net sales. Generating targets, monitoring, controlling and driving teams in order to achieve projected targets. Monitoring and controlling cost budgets of all assigned projects. Monitoring and controlling cash flow of projects and managing break-even points.
